Teardowns Wrapped In Red Tape

The Phoenix Business Journal, reports that the teardown market involves a lot of paperwork, from the demolition permit to the building permit, and that there are high fees involved. Some areas have historic districts, which can be a barrier to contractors or buyers seeking property for tear downs.

Paradise Valley has been a hot spot for teardowns, and builders say that the process for getting a building permit in Paradise Valley is time-consuming, and cost thousands of dollars. The town charges about $12,000 to review building plans for a $3 million home. Sometimes it takes numerous plan submittals before the home is approved for a permit. In addition, homes on hillsides have extra red tape to clear since hillside homes require a special permit. Areas of Scottsdale that have larger one-acre lots are also becoming popular areas for teardowns.
